@Kyle Fitzpatrick I own a four unit with an FHA loan, and you can't use an LLC to qualify for a loan, it has to be under your name and social security number.  

While 2-3 months of summer break won't be a long enough time to build a business, there are other ways you can use your license to add value in a short amount of time.You can be a cold-caller/deal finder/lead generator and collect a referral fee for any deal you lock up for an agent/brokerage.You can also help out with social media marketing (from Wisconsin OR Arkansas).I would look into getting your license online.

Having a heavy social media presence is a huge way to get your name out there.

Be active on your social media platforms and create your own brand.

I have never been a very social person so I will be working on getting comfortable networking which will be my biggest hurdle.

for Portland folks I always recommend the Rarebird meetups.. these actually have great content and guest speakers . the casual meetups around town to me personally are not worth fighting through the traffic.. its more social time.so if want want to go a meeting that has some real content and run by a couple of sharp investors this is the one to go to in my mind.

You must abide by Fair Housing laws, so I would recommend obtaining a letter from a licensed professional (i.e. social worker, psychiatrist, psychologist) and setting some ground rules as Nathan said.
