Cash Buyers and Where to Find Them

Hey yall Im serving in the military and stationed at Ft Hood, KilleenTx. Im doing what I can to build my cash buyers list. Knowing that not all cash buyers will be able to buy the property youre selling much less even be able to look at it, I believe a healthy cash buyers list is a minimum of 150 people. Problem is getting that many (lol). Other than auctions, REAs, and working with an agent to help you find them. Is there another way?

Hi @Nathaniel Eaton,

Your cash buyers list will increase with experience via referrals. The main thing you can do is provide useful information or deals. I would say finding a cash buyer is the easy part when compared to finding a great deal. Once you find a deal worth selling, investors and cash buyers will flock to you. Are you selling your properties at market value? Most competent buyers are going to want to purchase properties that are less than market value. This allows them to purchase a property with build in equity so that if anything goes wrong, they will not be underwater on the deal. If you can find ways to incentivize your current buyers list, more will come. Word of mouth spreads fast especially when your services are great. I didn't completely answer your question but I hope this helps.
