I also use the state police criminal record(Texas DPS).AND I check with the county court records, sometimes there will be a pending case that can have an effect on your tenants ability to pay rent.

and these guys bought it out of foreclosure for $165K in 2011 - although they did a gut renovation and resisted.I have read the police reports, the city planning docs, and overall, to the untrained eye - this is a C/D area moving to a B/C area.

As for the rest of the building, I'd send e-mails to the other 3 units that you have received complaints about noise from that unit and are trying to alleviate the problem, but you cannot do much unless they call the police to report any further disturbances as you need proper documentation.

I would look into those.This is second hand info, so don't take it as a truth but I have heard a police report for a break in etc... is enough to justify not living there anymore.

@Rao V. if the people are physically at the house with their stuff the police consider it a civil mater (eviction).

Fortunate for being across the street from Town Hall and Police/Fire department.When we frame out we always frame in supports for the kitchen cabinets, closet shelving and bathroom fixtures.My hat is off to you guys- I could not handle being worried about the A/C units and pipes being stolen!
