Help me with this situation

Hi,

I have prospective tenant who has good rental history/income and credit score. Her parents will also be on the lease. The problem is that her Dad has filed for bankruptcy as his house was foreclosed. She is willing to give me 4 months of rent as deposit to cover this risk. Should I accept her as my tenant.?
