I've just started driving for dollars with deal machine in the South Bay Area.

I got in my own way and this resulted in a year long project and virtually every dime of my own money in the deal.

I use the same Frigidaire dishwasher in virtually everything; then when I have to replace a unit, I keep the old one and cannibalize it for replacement parts for the others until it's a skeleton.

Set up alerts for the type of property you’re looking for and be ready to jump on them.Maybe if you want to get aggressive have your agent pull a list of off market properties and do a Deal Machine and cold call campaign.

Even during Covid many clubs are still meeting and hosting virtual events/trainings.
