You also must know your numbers and have a real deal.Other reasons may be that the deals presented do not make sense to the lender or you don't have a track record.

I ended up making an offer on a multifamily today -finance deal so fingers crossed that my offer is accepted and the full inspection goes smoothly.  

I just passed my real estate broker's license and am ready to hang my license in Colorado .
