You can do permits yourself and make "hand" drawings, go to ladbs for instructions, I find their website to be really owner-builder friendly, poke around and read what it should be.

Include instructions on how they can pay rent and contact you for other issues.

Give notice of intent to terminate at the end of the current lease (provide instructions on how they should give you notice)I set a deadline for them to respond so this isn't hanging out there for weeks.

I'm making sure to do a lot of research here because I have only been in PA a a few years, and it seems very much a legalistic and bureaucratic system with a lot of extra rules and hidden pitfalls.  

I just wanted the plans for easier approval with the city and more precise instructions for the plumbers and electricians. 

Maybe consider sending a survey to the tenants to undercover any hidden maintenance requests - especially if you plan on "bundling" these requests. 

I have to assume that hidden damage is done already. 

The data is certainly not hidden. 

Or, are you concerned that other realtors will try to go to show it and not follow the showing instructions in the listing? 

Like the 12-year-old boys who throw away the instructions to their model sets and go for the brass ring alone, "How hard can it be?
