SFH investment in area without comparable SFH rentals

I'm an aspiring investor who is working on learning the ropes.

I'm looking at a SFH for my first property abut I'm having a hard time estimating the rent it can bring in. I tried looking at Realator/Zillow but there are verry few comparable SFH rentals in the area. I suspect that there are other SFH rentals just none that are currently seeking tenates.

Is there anyway for me to get previous rent listings for an area? I'm guessing that data is not shared to protect land lords from blow back when they raise prices.
