Our philosophy is to deliver  a "B" looking unit for "C" areas so they feel the higher rent is worth it.

To recap however, the vetting process would have to address each of those 40+ tasks while under management and even more while for lease --- so really, you can certainly turn away a PM when they do a task differently than you would like but eventually you're just going to run out of PM's to vet and at some point you have to realize that your property is ONE property within a system of management and instead focus on overall customer satisfaction and end results that a PM delivers.

Should I use a fresh coat of paint for the entire place or does the paint on the walls look okay with the color scheme.

I would also have letters ready to hand deliver the same day as closing, stating your contact info, payment address, etc.

Don’t pay any contractor more than what it would cost for them to buy the materials (and better yet when they deliver the materials to the site).

Buyer has 2-3 days to deliver EMD to title company.
