You could also say I'll give you $500.00 bucks sign this that you agree to move that I can change the locks as of Sunday nite at 9PM.. on the way out the door your give her the cash she signs she received it and you issue a No trespass order. whatever  you think will cost you the lesser headache.Hard to collect a small claims judgement without a lease after the fact but you could try.. but at this point you just want her gone and likelihood of getting any money out of a deadbeat is zero in my opinion.Your in a pickle,, you can't guard your belonging while your not in the house,, she can become malicious and has shown that with your missing stuff that she is willing to take things that don't belong to her.Call the police if she gets unruly, so it's documented.

Looking for advice regarding landlord insurance which would cover: Rent default up to $5,000, plus associated legal costs up to $5,000Cover for loss of rent up to 12 months while your property's being repaired as a result of an incident   Theft and attempted theft by tenantsMalicious damage or vandalism by tenantsI can get this cover for my investment properties in Australia, but cannot seem to find similar cover in the US. they all seem to give the same answer: "Vandalism and malicious mischief is a covered peril; However, it is excluded when it’s your tenant(s) that damage the property.

If you do collect Social Insurance Numbers from applicants than you must provide protection (and proof of protection) of the applicant's SIN - and all other personal information - that is in conformance with your provincial privacy act - or PIPEDA if you operate in more than one province or your province does not have its own separate act.
