Its a long story how I got to Bigger Pockets but suffice it to say I started my investigation at one of those "high cost" guys with a friend and my friend found Bigger Pockets cause she wanted something better within her budget.

And you'll appreciate not getting sued (as often) and having your reputation tarnished by doing bad deals.Having your license is a good idea for one major reason: not getting investigated for unlicensed broker activity.

You might want to consider investigating ability to get a portfolio loan on revised assessed value with a commercial lender or try a 1031 exchange on some of your initial properties to be able to accelerate your plan as you get into years 5+ of the journey.good luck!
