My present day job has trained me quite well to read people and their level of truthfulness.If some of the property is where I believe it is, the land should be fairly valuable and if a couple of the restaurants are what I believe they are, they have been in place for years and one of them is somewhat of an institution in town due to it's age...think a diners, drive-ins and dives type of place you'd see on the Food Network.

Since he is the one who is trained in the aspects of wholesaling, rapport, motivateion, etc, we felt he could be a good gauge of when to set an appointment and when not to.

I was trained to always leave something on the table - you do not want the other [arty to grumble and complain, but rather willing to do further deals, or more important, recommend you as a fair business partner.My suggestion would be to do a deal that is fair to everybody, something like this - - Property price, get an appraiser to do a fair value calculation for the property, and make that the purchase price. - Period: You could probably get as long term as you want from them as they are probably more interested in the income than the capital
