I can let you know if it's ever been inspected and what to look out for.MA real estate laws say that you can't rent to a family with kids under 7 unless you have a lead certificate on file with the state and the anti-discrimination laws say you can't notrent to a family because they have a kid under 7 (even if it's because you know there's lead paint), so they basically made it so that any rental with more then 1 bedroom has to be deleaded.

It is called Purchase and Renovate laon.I have used such loan to purchase my house which was a REO and didn't have a certificate of Occupancy so no one could get a mortgage using a standard loan and it sat on the market for a long time.The listing realtor wouldn't believe that you can get a conventional loan like that and insisted that it will be sold for all cash only.

This is the official FEMA flood map and what we use when determining if we need to do an elevation certificate.If it is in a flood zone there is a possibilty it can be removed by having eLOMA filed with FEMA if the ground immediately around the building is higher than the base flood elevation.Call a local surveyor and they can do an elevation certificate to determine if the property can be removed.
