I have room to raise the rent on this unit but I have an excellent, trouble-free tenant, and I don't need to "eat" my cash flow, so I'm more interested in easy than maximum return.

Regardless of relationships, you should get term sheets from at least 3 different banks / local credit unions.You will likely have a personal guarantee on the loan (meaning you will have recourse if the LLC defaults on payments). 2) When making an offer on a property, is the offer in our names as individuals or in the LLC?

As a realtor who works with investors a lot here in the Chicago suburbs, I find that the local meetups are the best place to build relationships and get to know one another. 

Obviously this can only be done if you have a very very good relationship with that person.

Too many might raise a read flag, but a business meal for a business purpose is not limited to they type of business relationship.

@Mark ZarragoitiaThe relationship and fees will depend on the type of advisory company, but having an expert on your side is critical when investing in non traditional assets.

I don't plan to ever sell it as it'll make a great rental when I'm done living in it years from now, but the excellent financial aspect of it's appreciation was pure luck of timing.
