Dayton Oh price check, what should this 3/1.5 sf go for?

My goal is to sell a Dayton 3/1.5 SF home before tenants to move in on April 1. After that, showing the place gets tricky. This only gives me three weeks! I am hoping some of the local BP members can help me with the price check. I am wanting to determine a low minimum bid that should for sure get someone to give and initial bid. At the same time not too low that I am totally screwed if that is the minimum that gets bid.

Its a fresh building and new tenants agreeing on three year lease at $820, plus, plus. I was thinking a minimum bid of 50k and buy it now price of 67k. Are these reasonable numbers?. We can bring in an excellent local PM with great independent BP members recommendation..
