Do you have backing, cash, or nothing to hold the deals?

@Brandon Weis when it comes to PMCs, you'll find two main camps here on BP:1) Hardcore DIY landlords that think & promote EVERYONE should DIY manage. - Many are okay and actually understand DIY PM is not for everyone, but there are some that only have negative comments about PMCs.2) Owners & PMCs that promote hiring professionals.- Some PMC members are only here to promote themselves and don't offer much of value.

But if your amount of available cash is limited, then you might be better off starting with single-family and working your way up as your cash grows. 

At higher deposits i.e >25-30%, finding right property should then get slightly easier as then lesser yield would turn the asset positive though ones cash on cash returns would reduce.

Hi @January Johnson - What platform did you use to find this tenant (plastic surgeon)? 

Unfortunately, I lost both my father and a close mentor within the past six weeks, and each left me significant real estate and some cash/investments.

It's NOT an easy business but if you're passionate about it you'll find a way.
