Thoughts on "Corporate Tenants"?

Andres Munoz
Posted

Hello,

I was just wondering if anybody here has had any experience with a corporate tenant and whether these tend to be great or not so great deals? I've been seeing a few properties in my buy box being sold with master lease to corporate tenants and the numbers seem to be too good to be true!

This sounds like a mid term rental opportunity. The BiggerPockets Podcast Episode 728 takes a deep dive into what these are and how you can get into them.

Mid terms rentals seem to be the next frontier in the real estate investing world. If done correctly, it sounds great! You get to rent to professionals who are less likely to trash your property, you get to charge a higher rent than long term, and you're being paid by large, 3rd party companies that are extremely unlikely to not pay rent.
