Would the intent of the buyer's non-refundable, earnest money deposit be on the assignment fee, payable to me, or for a deposit on the purchase price of the house.

What of Fair Housing or is that just when it's being advertised for rent and insurance can do what they want, which is what they do anyway.Well, in any case, renting to a "student" isn't necessarily under the 25 age group.

I would lean towards holding and doing anther house hack if you can.
