Keep or sell primary residence

Good afternoon! I'm coming up on my two year mark in my primary residence and I'm debating if I should keep it or sell it. It's in Grand Rapids, MI for reference. It is in an A location however,  a large apartment complex is being built right next to our neighborhood currently. Should be units available early next year and im worried the rent is going to stall out in the area. As the home sits right now it will cash flow about $100.00 to $150.00 a month if I self manage it due to tax hikes and the homestead tax credit not applying after it becomes a rental. I'm an agent and would sell the property myself which would net me around 45k. I'm wondering if the return on equity is worth it or if I should sell and get into better investment deals. Any input is greatly appreciated!
