2024 Rentlinx Alternatives - Snake Oil or Real Leasing/Rental Syndication Providers

As a long-time high-level Rentlinx.com user, the journey since Rentlinx.com removed its marketing offering roll it into AppFolio has been an absolute nightmare! I am all ears if anyone can lend some suggestions; however, after wasting thousands of dollars on DEV costs, I want to share my journey to help others. As I find more data on each site, I will update it within the comment section, and I encourage others to share their journey as well!

  1. ShowMojo—This company is beyond lackluster, and I wish I had listened to other users who said that it died many years ago. I wasted months on this company only to discover that they lie about their offerings and are reckless with data feeds. For example, they include property amenities in the description instead of assigning the correct boolean value. To understand what I am talking about, let's say your property has a pool, and a prospective tenant searches for properties with pools. Your property would not show up because ShowMojo places the pool in the listing description instead of marking the pool as true on the third-party website. Issues take weeks to identify as senior support only communicates with their dev team via email. After much back and forth, ShowMojo finally returned and stated they would not fix their broken product as they would focus on their lock offer. These guys are still using Trulia's single-family Schema for Syndication, which has not been updated since 2014. I could go on for days about why you should run from this company. Realize that they charge a static fee of roughly $650 plus a per-lead fee and offer no support to resolve or fix any marketing issues that are caused by the platform. Lastly, these guys do not syndicate to Realtor.com or Apartments.com as advertised. The majority of their Syndication exists through Zumper and a small portion through Zillow; however, with the company transposing values such as units with the term lot, they will quickly get you blacklisted! ShowMojo is by far the most irresponsible and unprofessional company I have ever dealt with that claims they are an enterprise!
  2. Stessa.com - they could not handle XML feeds like Rentlinx.com.
  3. Reallyo.com—The owner is always traveling and has excuses for not talking on the phone to discuss a marketing plan. Essentially, this is not an enterprise platform, and I could not confirm the throughput of properties on any of the third-party websites advertised.
  4. ConnectLinx.com - I could not get anyone on the phone until I finally shared my marketing spending with the company. Finally, I got someone on the phone who promised the world; however, they disappeared when follow-up discussions were to be had about our XML feed. One concern I have with this company is that another real estate agent owns it. That being said, I will happily update my review if this company ever comes to fruition. If it doesn't, the company seems to be identical to Reallyo.com.
  5. RentEngine - is not a syndication-only provider, and the co-founder is not able to devote resources to making it a Rentlinx alternative.
  6. OnRentMe.com could work; however, I need to find out how long Syndication will stay active if you are not using it to process background checks, etc.
  7. RentRedi.com - I tried to get people to respond to emails about being a Rentlinx.com alternative.
  8. TenantTurner.com - essentially a better version of ShowMojo; however, it is not a Rentlinx.com replacement
  9. Use.Rently.com—I am awaiting a demo with them; however, I think they are going to be too expensive as they do not handle only Syndication without signing up for their PMS solution.
  10. Avail.co - only syndicates with Realtor.com it could work.
  11. RentCafe.com - too costly and more or less a PMS owned by Yardi.
  12. RealPage.com - too costly and more or less a PMS
  13. MyResman.com - too costly and more or less a PMS
  14. NoMadLease.com - too costly and not a syndication provider

I have yet to find a valid Rentlinx.com alternative for enterprise users or even a company that can make a listing successfully on Realtor.com, Zillow.com, Apartments.com, Zumper.com, etc., without blaming your data. From my experience, if a company cannot provide the XML response from the syndication partner, they are not sending your data or have a massive error in their data that they need to know how to fix. With ShowMojo.com, for example, it came down to the fact that they do not send property data to Realtor.com. It took months of back and forth to get them to admit this indirectly finally.
