Unfortunately, the big bank I was dealing with waited until the last minute to give push back, so I would need someone that is quick.

(I have however signed up for the Robert Kiyosawki free 2 hour 'intro course' on Friday in Kanada (Ottawa) Ontario on Friday if anyone else is going there).Best think I would think would be to get active in the forums, try out the calculators to see how they work, if you are excel savvy, you could do up a base estimate sheet fairly quickly.

Usually, REO offers get pretty quick responses.Along with the BP forums and podcasts, I would also recommend joining he local REIA such at DIG (www.digonline.com).Steve Babiak co-chairs the Montgomery and Chester county sub-group which meets in Collegeville every month.

I was discussing cash offers with a fellow Pennsylvania investor today and he said that even if you make an all cash offer you still would not be able to close quickly because the title search is required and can take up to 30 days.  

I'd appreciate it if you could help me gauge an understanding via a answering a few questions for me.1) Have you worked with general Contractors help"beautify" a house to fetch a higher asking price.Basic quick rather inexpensive upgrades to add value.

It's a not an exact science but a great rule of thumb to quickly determine feasiblity of a rental.
