Some loans may have seasoning requirements for the down payment money like you see on conventional loans for primary residences where they need to know where that money was the past couple months.

There's no need to use so many loan/lien positions that carry difficulties in structuring and require downpayment/money out of pocket. 

@Brandon Morgan, most municipalities in this area have a rental ordinance that requires a local property manager.

The condo-ing did require condo docs compliant with state laws, containing all the cluses required by law.
