I'm questioning a purchase on a 3 unit building in southern Maine , east...only coiuple miles from ocean.

However, areas that are drive to markets with an outdoor draw are booming (ie lakes, oceans, mountains).

Ive been combing the MLS religiously and only come across a decent deal once in a blue moon.

I use a local attorney, Jon Batastini out of Ocean City. 

Akron also has a solid base of blue collar jobs. 

In halls of Academia there is a concept called Blue Balls( there is the Puppy you want Dearly, but you cant pet it-something like that). 

@Riley Omanson Drive to - mature - vacation markets with an outdoor draw (lake, ocean, mountains) did great in 2020 and will continue to do so imo.

My new house is a slate blue with black doors and windows.
