The area south of there is better than the area North of Cork Bend Dr.

Think 16th Street Heights and north, Woodridge, Deanwood, etc.

Yuppies spending north of $1000 psf to be a block away from 16th st BART, and that area is still rough!  

I would be interested in land deals in Fairfield county or north haven area south along the Merritt and I-95.

I am building a spec north of SA to 1st pay down some personal debt and 2nd raise capital to pursue buy, fix, and hold properties.

The other one is North Dequincy @ 85k, year 1957 ,which cash flows 17.35%(which will be completely rehabed). 

If you want to try out more there are several both north and south of Boston beyond the ones she mentioned (Including a 2nd meeting of Black Diamond in Waltham that has a different topic than the Worcester meeting and not a ton of overlap in attendance so worth going to for the additional networking opportunities).
