Mini splits do both heat and air conditioning .  

I like using https://www.niche.com/ but their rating seems too overrated, while yours is more conservative (which is a good thing for me) I travel through Houston a few times a year and the heat and humidity for a west coaster is just so oppressive no way I  could live there personally. 

Would like to see more people installing solar PV and  Solar or GEO-thermal heating and cooling.

I can find lots of opportunities for $100k houses in Florida, New Mexico, Texas and other southern red states with low regulations and lots of sun and heat.
