Investment Financing Needed

I am trying to get financing to purchase a property in Miami Florida. This will be my second investment property. I have enough money to put 25% down as a deposit. However, I cannot show steady income at the moment due to the fact that I am building a new business. So I am looking for any lenders that can finance based on the potential rental income and the fact that I have a strong deposit. I am looking for financing under 6%. If any members have any advice I would greatly appreciate it.

@Greg Martin You are going to get a rate high 6,to low 7 as a no doc. If you have a higher credit score maybe you can do with 20% down. This loan would be for an LLC only.
