When I see an institutional investor, be it flipper or rental homes, enter into my area, I want to know what they are buying.

I’m worried that if I enter the market and recession hits next year, rents may decrease in these areas and I could be upside down.Should I try to get in the market now or be patient and wait?

This is industry wide, it's just part of the territory when you enter the Property Management space.Every now & again we get investors who read these reviews & think that we don't make necessary repairs or things like that.

If you Google "opportunity zones" you will probably get the chance to enter zip codes or areas.

Clearly you can't start until you are 18 because you can not enter into a contract as a minor.  

I am entering the stage of my business where I have 8 years experience, I have managed the rehab on more than 55 single family homes (12 in the last 14 months).

In some states the buyer pays for an option period and it is during that period they have the right to inspect the property, check financials (if there are any), enter the property for repair/improvement estimates...anything they need in order to be satisfied with their due diligence. 

Definitely check your state laws, but unless you have to enter *their* apartment, I don’t see any reason you’d need to give notice.

@Sami GrenI've just told them I will be entering the property on XYZ date and asked that they leave the keys on the kitchen counter.

This guy has savings to live 7 months and cover all his needs without having to work, besides that He saved 30k that intends to invest in real estate.I honestly want to enter the world of RE and I think he is a very capable person.
