I've started my investing career focussing on houses, but recently came across a condo whose numbers look good (in terms of expenses vs. potential rental income).One piece of the puzzle that I'm not really sure about though: I know that financial health of a HOA is an important element to consider, but I also don't know what "healthy" really means.

Rather than big price drops, I think we may see more normalization and leveling out, which after any big run up, is pretty common and healthy for the market.

The hospital, through Healthy Homes or something like that, and lots of investors are changing the neighborhood.It might be worth a trip to go to the Healthy Homes office and take a look at the map of properties rehabbed and built.
