guidance anyone??!!!
hello BP well I'm back on after a bit of time not being on here . I've still kept up with reading on the forums and learning my local market a bit ( las vegas , nevada area)... anyways I've been on here learning a bit about Flipping and wholesaling for over a year now. Almost had my first wholesale deal but that fell through lol. I kindve gave up but still interested...after that I began trying to study the market for flips, mainly due to a friend of mine selling two condos he bought back in 2010 with an inheritance. They were purchased at auction for 54 and 62 k in Henderson in a gated community off Russell and Boulder hwy. And sold last month for 118k and 126k. Not a bad short term buy and hold flip investment lol.
I've taken note that prices in las vegas have rose so much since 2011 and still seem to be slowly increasing.
Also purchases in las vegas seem to being going up as well
I've also noticed that there is still quite a lot of foreclosure homes at auction .
For those of you with knowledge in the vegas market what would you say ? Is it a good time for Flipping foreclosure rehabs ? I've heard it's a good time to purchase buy and holds for rental but are rehabs especially foreclosures good investment in vegas now?
If so I'd like to do a rehab . My only issue is of course funds. However I've been talking to my grandmother and she is on the verge of agreeing with pulling equity on her home in California for me . If so I'll have about 150 - 180k in liquid cash however I'm really really scared to take this loan from her I don't want to fail and want to make her some money so she can trust me and just let me use her money over and over again. Plus I'd rather help her make money and live more peaceful since she's already pushing 65. Would you guys take the the loan?
Also what would you say are great markets in nearby states such as Colorado, az, nm, ca, utah, I'd be willing to invest anywhere that return is likely to be positive and quick.
