But I also don't want to be scrambling trying to find a contractor to look it over when I get it under contract and have my inspection period.I guess at this point I am just looking to get into contact with a general contractor or somebody who can give me a good idea of what they can do the work for on any property I bring them to.

I'll find a contractor soon but want to get a rough idea of numbers before moving forward.

I will be going to a meetup this Saturday so thanks for the idea of some flyers - I will make some of those up .

Answer to your question: Not knowing the pricing, potential rent, your exit strategy, or true property condition, I don't think anyone here has any idea how to assist you at this point.
