Not the typical way to start in the business but fast forward 3 years later and I now have 26 properties that I rent and sublease legally on Airbnb and other vacation rental platforms.

Renting it on a short term basis on booking platforms such as Airbnb.

Bloomberg does expose AirBNB to seemingly trying to pay its guests to keep them out of the press but at the same time they are trying to host a tech platform for homeowners to get paid for hosting guests, not be a hotel that takes on the safety of their own accommodation.  

3rd you are going to find along the path soooo many shiny systems, trainings, platforms, leads blah blah blah that could be helpful.

For example, probate leads are not ideal in California or Washington due to how the court mandates a probated property is to be sold.However, Oregon is a phenomenal place to market to probates.I can't speak on PropStream as I haven't used their platform in a long time.However, vacant lists, tax delinquencies, code violations, probates, divorces, and evictions are all pretty great lists.

I'm now in the process of searching for another similar platform. 

Also, what employment platforms are best and how to pay yourself in the desired state you're operating in (gusto, QuickBooks etc.)
