Asking a tenant to pay with a credit card seems harsh.

People would be VERY reluctant to engage in certain kinds of activities.Guaranteed that two or three nights of that is more effective than ADT for THIS situation.Every drug dealer I know would "refuse to work under those harsh conditions."

The ability to come up with alternative options in a crunch is imperative in this business.I know you received some harsh comments above.

Most clients aren't interested in any/all of those options, so it's important to provide more detail.Hopefully, this didn't come across too harsh.

I fix things, do upgrades and do my best to bring new tenants into the building who will follow the rules and not cause disruption to the other tenants.We've all noticed recently the media (in general as well as social media) seems to enjoy giving attention to the bad landlords (mainly the harsh letters some landlords are mailing to tenants) and that certainly isn't productive however the media/social media often tends to enjoy broadcasting negativity.

@RichardCrouch, I just used Shawn Huss at Chemical Bank for a refi on one of my rental properties in Memphis. 

The contractor that we've been working for month has had AC coil replaced to a new one as well as organic chemicals sprayed into the system, the procedure was performed three times and helped for a short period of time.The issue that is being described here is also known as "dirty sock syndrome". 99% of the time it's getting solved with coil replacement.

The harsh reality is though that for MOST borrowers, once they miss one payment they don't catch up.

What seems cold and harsh now may seem the only realistic alternative in a few months.
