Heck, I had a pool replastered for $3,700 including chemicals/setup. 

We were initially looking out of state for a potential move and or investment property just because the property taxes without being able to homestead, plus high cost of insurance, and harsh weather on homes made me feel like it might not be worth it.

Sorry to be so harsh, but she sounds like a scammer and you sound like a sucker. 

This may sound harsh, but I would actually put this on the tenant to get his rent payment back.

It is defined in terms of actions which would not be acceptable to any fair and honest man, or conduct which is monstrously harsh and shocking to the conscience.

Especially in the real estate rental sector, I like to say "Be polite through hospitality, but be harsh on Business"
