Some of the people in my mastermind have had to invest in other parts of the country to get the cap rate they are looking for.

I have found so much more value in my self-studies via reading books, listening to podcasts, interacting here on the forums, working in mastermind groups etc. than I have with traditional school work.

Also, I agree with your thought on "progress not perfection" as even the master minds of REI are saying they still learn new things every day.
