We have a two year old daughter and a son on the way next month, and they definitely factored into our decision.

Haha. hahahaha , get rich slowly in my book is buy house in palo alto for 250k in 1993, to sell it again for 3 mil in 2023 (and lot of buy and sell in between) hahaha just kidding as lazy person that wanna rich slowly i just want to buy one unit that doesn't need HVAC and roof replacement. there were no houses selling in Palo Alto in 93 for 250k Maybe EPA   but point taken  ..

My son attends U of A and is a licensed realtor (so he can write offers for us mostly, but he also writes offers and provides data, inspections, etc... for others we know).

My son works with a very active Real Estate investor there in Memphis plus we can talk about a strategy my son and I are planning.

My credit score is 780+, I have over 200k for reserves and the downpayment but my lender told me that Ive just been told by the underwriter that my loan is going to have to be cancelled.For the past few years I have worked with my son and daughter in law buying rental properties. 

I'd just run a few quick #'s on just how it can Really cut into the cash flow, which can in turn really cut into valuations, which can really cut into BRRRefinanceR amounts, for reinvestment, etc.

My son lives in Aurora and I own an MTR (in CA) so maybe I can give you some insights.

Our son Kieran who will be 3 in October, and our daughter Posie who will be 1 in December.We are both ALL-IN on REI because we realize this is our path to financial freedom.
