@John E., I would be more concerned with receiving advice from an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering rather than if they have a PhD.  

Also start contacting local commercial agents and ask if you can get on their "list" as a potential buyer, but be prepared to prove your ability to purchase, so they take you seriously.

I see you're in San Diego so you're probably familiar with SDG&E.
