Textbook/Book Recommendation for Beginners (apartment complex)

Greetings!

I'm fairly new to the real estate market, so I was hoping someone within the bigger pockets community could recommend some credible book/textbooks for beginners. I'm heavily considering investing in apartment complexes (5+ units), and would prefer to read as much as i can before delving into the industry. For clarities sake, i'm looking for material that's written by an academia (preferably by a PhD), or someone with significant experience, and a proven track record. When I conducted my own research, it was hard to tell the difference between the con artists and the amateurs. This is why i'm reaching out to the bigger pockets community. Thank you in advance for your recommendations!
