My usual advice if you're in the very starting points and don't have a clue what you want to get involved with-- just start reading and researching everything you can find.

Most of them don't have a clue, but they have to sign a disclosure either way.

That said the only thing that really matters from the LP view is the total return and IRRs but it’s mostly manipulated by under the hood assumptions that most LP don’t have a clue which corners are cut to get there.

We're just trying to gain as much knowledge as possible before we "get in over our heads" without a clue of what's going on.  

I know a lot of "so-called" private lenders that don't have a clue about what they are doing.

As I mentioned I have no clue what I am doing, therefore I'm sure I've left out important information.

Thanks, I  did that but tons of investors (mostly contractors) and none very helpful, the ones who were helpful were the ones in my shoes, who also didn't have a clue!
