It's just that the market is so hot (at least here) that by the time a "flippable" house gets to the MLS, there is so little meat on the bone that it doesn't really make sense to do a fix and flip.

Some important considerations include:The ADU should have a full bathroom, a cooking area, and a sleeping/living area.Some jurisdictions have ADU regulations, such that you might need a license before it can be rented, or a minimum acreage, or might only be able to rent an ADU to a relative.An investor who purchases a property with the intent to live in it while fixing it up could combine this with a house hacking strategy.

Thanks Shawn. 1/ That’s true but I meant to stay at first at this home but due to a job opportunity I have to move2/ that’s true, he is my relative so is charging me at a discounted price  3/ True4/ yes I can afford to keep the property and take the EMI hit , but on longer run may have to rent out or sell .6/ Pre payment penalties are none.
