Setup Business Structure and begin establishing business credit. 

I spoke to couple of investors and they are willing to invest with me but I am not sure how to structure this deal as I am not going to put my own money in.

I will also have a few assets I will be looking to sell in the coming week, and would be happy to educate the newer note investors on how they will be structured, answer questions about those opportunities, talk notes in general, and offer advice to anyone seeking!

We've seen abnormal (and often crazy) rates of appreciation and rent growth for many years now. 

I'm just trying to fully understand the implications as I'm interested in pursuing deals with a similar structure.

In my day job, I am a corporate and securities lawyer and I frequently help real estate developers structure the legal entities they utilize for the investments and also comply with federal and state securities laws in connection with bringing on investors.  

Is there a deal structure that would allow them to get the tax benefits w/out being on the deed or involved long term?  

The property also has a second structure, the in-law suite, which was probably a garage that a previous owner had converted to a 2/1.
