I'm new here,  I'm in Tampa, I've been reading BP Forum posts for a few months now. I've found that there is a treasure trove of information here. I find that most questions I want to ask have already been asked and answered several times. What a gift this site is. 

I purchased my first property in July. The renovation will be complete in 1 week. In order to obtain a higher ARV, I took a risk and added a bathroom to a 3/1, making it a 3/2. When I get an appraisal, I will find out if the strategy and expense paid off. The property also has a second structure, the in-law suite, which was probably a garage that a previous owner had converted to a 2/1. It needed a serious face lift and that will be finished this week as well.

So, essentially my first property will be finished soon and will be rented soon. I'm very excited about seeing some cash flow from this. 

For my next acquisition, I am looking at using hard money for the first time. Talk about scary!! I'll let you know if that turns out well. I might not say much if it doesn't!!! :)  

I'm looking forward to hearing more advice from all the BP members! When I get enough experience, I will feel better prepared to lend out some advice too, but for now, I am in learning mode. Thanks everyone!
