need some advice on potential deal

Hello BP, I am investor in SF Bay Area. I have done few flips now. I have couple homes on market currently and waiting for them to sell. I have another deal that I can take up but all my money is tied up in the two homes on market. I spoke to couple of investors and they are willing to invest with me but I am not sure how to structure this deal as I am not going to put my own money in.

You can structure it as a joint venture where they provide the capital and you manage the project end to end. You would then have to agree upon a fair way to split the profits. I have heard of some doing a 50-50 split but in Cupertino the capital required would be so high they may want a larger percentage. The other option is to borrow private money or work with a hard money lender and retain equity.
