Atlantic beach is the only area I understand to have a min of 90 days for a STR.

Good news, you may be able to take accelerated bonus depreciation / expenses repairs immediately and get a tax advantage from thisBad news, you still need to deal with this issue from tenant/PM.I found this thread from @Bob Beach helpful where he shares some read flags on property managers. 

I can get a great beach front house, one warm waters (Gulf Coast) with pool, 3K sqft, maid's quarters, in trendy area, very new high end finishes for about $2.7m USD.

Keep in mind you will get a lot of no-shows so group the showings so you don't waste your time.If you are in Long Beach, check out CSULB and see what forums they have to post rooms for rent.Good luck!
