Trends in Vacancy Rates and Rental Prices

What market trends are you observing in your area? Are there shifts in rental prices, vacancy rates, or investment strategies that are worth discussing? How are you adapting to these changes?

 I think changing from a “don’t rock the boat, keep rents stable for ‘good tenants’ ” mindset to a Vacancies aren’t the worst thing on the planet mindset as paid off in spades. I keep increasing rents beyond what I thought “market rent” is/was. And while  I haven’t had a vacancy in 4 years I’ve raised income immensely.
