For me the big problem was that it was smack in the middle of Student Housing rental season , which here at the University of Toledo is February through May.

The other side of the duplex is an identical unit but it is not ready to rent yet.The best tenant prospect at this time are 3 young men who are recent university grads and will be on the lease for $900 per month total for one side of the duplex.

Right now the market around the university is great as far as SFH with MFH hard to come by unless you have money to convert a SFH.

There's no universal rule for this.

My six unit property is near a large research university and most of the tenants are faculty/staff/grad students, so I need to make sure the leases end mid-summer or around Dec. 31 or else it can be more difficult leasing a unit mid-semester.

There's so much educational stuff on here, BiggerPockets should be an accredited university.

The property is located in a prime location near downtown by the University of Utah.

I am a student starting college at the University of South Florida in Tampa.
