You may want to ask a moderator to move your post to a more appropriate forum or post it yourself in the right forum to get the best response from fellow BP people.

You may be able to put limits on the total number of humans allowed in the unit, credit scores above X for each adult, no rude people, people who smell like alcohol at 10AM, smokers, leather-wearers, vegans, etc.  

Many people with dui's spend their rent money on alcohol-I would not take that chance.

You basically have 250K sitting there in equity doing nothing while many low to moderate risk investments could yield 5% , Basically it's "costing" you ~1041/month just sitting there with lost opportunity costs.

People who have this addiction are more likely to gravitate toward other addictive substances too, like drugs and alcohol.

But from my research, you can not disqualify someone for drugs or alcohol felonies because it is considered a "mental health disorder" You can always find another reason not to rent that doesn't have anything to do with that. :)
