Rent or Sell? Washington, DC Condo

Hi all - I'm hoping folks can give me their thoughts on my situation as I determine whether to sell or rent out my 2 bed/2bath condo in Washington, DC. Here's the numbers:

Monthly mortgage - 1750

Expected Rent - 2800

Property value - $525000

Remaining mortgage - $275,000

How do my numbers look? Is it profitable long term to keep as a rental? Or would you advise selling and pocketing the tax-free gains?

how does this property have a negative cash flow? We are looking at over $1k/month profit, not counting taxes/potential appreciation. Also, low risk investments yielding 5% do not currently exist.
