Also, if the agent was on the ball he would have known precisely how far along the foreclosure was and certainly when the sale date was going to occur since I'm sure there's at least a 30 day notice of the sale, particularly knowing the loan was in default already.

Structural: Roll a ball across the floor, run your hands across the walls, look for waves in the ceiling or roof, anything that tells you there may be some issues with how the house was built.
