Roll up your sleeves and dive in.

This goes deeper than A,B,C,D classifications.

It's great that you're taking advantage of the time you have right now to dive in and learn more about getting in RE investing, that's a silver lining :)There is a wealth of resources here, of course, so learn and listen all you can.

When the market is improving & up, I then dive into marketing to fix and flippers. 

I have realized that my personal experiences working directly with developers as well as individual private clients; in addition to my experience working with a design and build firm has provided me a unique field of knowledge that I believe will help me in my future endeavors, as well as giving me the opportunity to help others in my community as I continue to network and prepare to dive into the work of real estate investment. 

But always good to go one level deeper to see how it all shakes out.

I've been listening to the BP real estate podcast for a while, so eager to dive into the money podcast.

My plan, after a year of diving deep into it… I live in the Memphis area and I understand that this is a solid cash flowing area.  

Its been a while since i have dived into this. 

A little background information on me- I have no investment properties at the time and have been trying to thoroughly educate myself before diving in.
