There is really no way of knowing until they get in there, which is where the beauty of the month to month comes in.As far as only allowing people you "like" into the property well, that can come pretty close to discrimination in some cases.

Last item is the asset and many think that they will be picking up a beautiful home in a tree lined neighborhood which is typically not the case - the areas tend to be B and C areas (at best) but reality is just because it’s not the greatest area doesn’t mean people their do not pay their bills.

@Michael Puckett I love seller financing. it’s the answer everyday of the week and twice on sunday. yes, do the seller financing. it’s one the most beautiful parts about real estate. not dealing with all the annoyances of a regular bank is priceless. normally with seller finance the seller will amortize over 30 years but want to be paid off in 5 or 10 with a balloon payment. i would just double check on that. i would be surprised if they were willing to hold it for 30 years, but it is possible. if i can help, please let me know. also i wrote a BP blog on seller financing that you may find helpful.

But the rehab on our current residence went wildly over budget (1840s house coupled with insane Boston-specific issues getting contractors) and then we had a little accident (my beautiful 1-year-old son) and between the HELOC payment to cover the overage on the rehab and the extra $1500+ we're spending on the kid's childcare, college savings, and plastic kid crap I am now much farther away.And no, we're not moving.
